The Importance of Fire Damper Testing and Why PH Water & Air Technologies is Your Ideal Partner
By James Lucas Technical Sales Manager (BESA NextGen Network)
Since my arrival at ph Water & Air Technologies I have been proactively engaging with clients to ensure that they understand the importance around their legal duties and obligations, in particular the new primary legislation (Building Safety Act 2022) and the defined specific National Occupational Standards for fire dampers and smoke control dampers
(BSEFSD). On the 1st of October 2023 The Building Regulations etc. (Amendment) (England) Regulations 2023 came into force, which changed The Building Regulations 2010 (Amendment Part 2A 01/10/2023).”
In any building, safety and compliance are critical, particularly when it comes to fire prevention. Fire dampers are an integral part of a building’s passive fire protection system, designed to prevent the spread of fire and smoke through ventilation and ductwork. Regular testing and maintenance of fire dampers are not only essential for ensuring occupant safety but are also a legal requirement under UK regulations, such as the Regulatory Reform (Fire Safety) Order 2005 and BS 9999:2017.

Why Fire Damper Testing is Crucial

Common issues identified with fire dampers
I often find that the majority of failures are due to improper installation & neglect, which can compromise their functionality during a fire. One specific problem often encountered is the use of Tek screws inappropriately when securing the damper or its casing to the ductwork. Fire damper installation guidelines, such as those outlined in manufacturers’ specifications, prohibit the use of Tek screws.
The problem with using self-drilling “tek” screws on a fire damper is that they don’t melt when temperatures rise during a fire. A breakaway joint is required to prevent the collapsing duct pulling the damper out of place. Another problem is they can protrude into the duct or damper’s operational space. This can obstruct the fire damper’s blades, preventing them
from closing completely during a fire, rendering the damper ineffective. The Building Engineering Services Association (BESA) has issued a warning about the safety of fire dampers and has provided guidance on the issue in their
technical bulletin (VH001). The UK’s product regulator, the Office for Product Safety and Standards (OPSS), has also acted in response to the issue.

Competencies & Assurances
All our staffs training, and competencies are recorded with dates on the company’s training matrix. Staff are automatically enrolled on refresher courses when necessary. Regular site visits & competency assessments are undertaken by me and our Training & Compliance manager. We are members Constructionline, BSI (British Standards Institution), BSRIA (Building Services Research and Information Association), BESA (Building Engineering Services Association) & NAADUK (National Association Of Air Duct-Cleaners UK) and I attend seminars and receive regular updates on the latest standards
developments or legislation changes via their member portals and newsfeeds. We also receive regular inspections and audits from BESA & NAADUK who check standards and undertake competency assessments.
